This blog is about Princeton Landing, a unique community located on the prosperous Route 1 Corridor in central New Jersey. There are 600 homes on a 94-acre wooded and landscaped site that was once owned by Princeton University. Although the community is actually in Plainsboro Township, it has a Princeton postal address. Some homes overlook Lake Carnegie, the man-made lake between Plainsboro and Princeton. The University's Forrestal research campus (home of the Princeton Plasma Physics Lab) is right across Route 1. It's just a short drive to downtown Princeton and the University's main campus. Other well-known neighbors include Merrill Lynch, Bristol Myers, Dow Jones and the Robert Wood Johnson Foundation. The future site of the University Medical Center of Princeton at Plainsboro is less than a mile from the front entrance.

Homes in the Community

The community was built in phases between 1977 and 1995. Homes vary in size and design, from one-bedroom condominiums in apartment-style structures to single family homes of up to 2800 square feet. Many have driveways, two-car garages and decks. Most housing units are “California contemporary” style with stained cedar siding and stucco exteriors. There are approximately 120 condominium units and 480 fee simple units. The grounds are lushly landscaped, with many mature trees, flowering shrubs and evergreens. Community affairs are managed through a homeowners association whose responsibilities include maintenance of home exteriors, landscaping, trash collection, snow removal and recreation services. Homes are organized into twelve "parcels." Each parcel has a committee of residents who help the association to oversee maintenance of the homes and landscaping in the parcel. The association retains the services of a professional property management company, Signature Property Group, which provides an on site staff of 5 full-time employees.

Amenities

The Smith House (pictured above) serves as the community center for meetings and social events and houses an on-site management office. The 8,000 square foot structure was originally built in 1914 as a residence. The community maintains recreational facilities including: 2 swimming pools (one adjacent to The Smith House, one located near the condominium units); a children’s playground and a fenced court area containing 4 tennis courts, a half-court basketball court and a handball wall. At reasonable cost, residents may use The Smith House to host their own social events.

Walking on the Towpath

The Delaware and Raritan Canal is a short, easy walk from Princton Landing - in fact, homes in the community that overlook Lake Carnegie also overlook the canal. The canal's towpath is a wonderful place to walk or bike in any season. It is also a great place to take in the natural beauty of the Princeton area. Even casual birders will enjoy seeing Lake Carnegie's bald eagles, hawks, great blue herons, cormorants and other inhabitants. A walk in spring or autumn from Princeton Landing to Kingston combines history, nature and some exercise into one very enjoyable experience.

Princeton Landing is very well located in the heart of the Route 1 business corridor, near major employers in the pharmaceutical and financial services industries and major academic institutions. The North American headquarters of Novo Nordisk (pictured in this post), a world leader in diabetes care products, is adjacent to the community and within walking distance. Bristol Myers and Merrill Lynch have major facilities on Scudders Mill Road in Plainsboro, about a mile from the community's front entrance. Princeton University is just a few minutes' drive away. Dow Jones has large facility a short distance up Route 1 in South Brunswick Township. The Robert Wood Johnson Foundation, a major philanthropic organization in the health care field, is just across Route 1. Johnson & Johnson world headquarters and Rutgers University are both within easy commuting range. In addition, NJ Transit and Amtrak service is available just a few miles away at the Princeton Junction station of the Northeast Corridor line, providing transportation by rail to major cities including New York, Philadelphia, Boston and Washington. Bus service, a short walk away in Princeton Forrestal Village, runs to the Princeton Junction train station. Newark Liberty International Airport and Philadelphia International Airport are both about an hour's drive from the community. Newark Liberty can also be reached via rail service from Princeton Junction.
